Preparing Your Naples Luxury Rental for Occupancy
January 14 2010A landlord has an obligation to keep their properties in a habitable condition throughout, and between rentals. It’s not something that most landlords think twice about if they want to make money and keep the properties occupied. When a landlord has Port Royal or Naples luxury rentals on their books it becomes even more important.
Luxury homes take more looking after, and cost more to repair and maintain. However, keeping the properties tidy is the minimum needed to keep them renting. Normally the best time to perform routine maintenance is when it’s empty. Then you don’t have to worry about making a mess or inconveniencing the tenants. There are several areas that need your attention before the next tenant moves in no matter what kind of property it is.
First off, an further inspection is necessary after the tenants have departed in order to check the property for problems. That means checking all the fixtures, bath, shower, toilet, faucets, and any other fixture you might have.
Do the carpets need cleaning? Pet stains, mildew and mold are all considered a health risk, so make sure your carpets don’t have any. Everything in a luxury home needs to be spotless. Having the carpets cleaned might cost a few dollars, but will help the marketability and overall presentation of the property.
How about the kitchen, bathroom, utility and garage areas? The cupboards are normally inspected as part of the vacation inspection, but a further, more in depth look is a good idea before re-advertising the property. Cupboards are another breeding ground for mold and mildew so should be completely clean. Any creaky doors or repairs are easier to do when the place is empty.
While you’re in the kitchen or utility, now would be a good time to make sure the appliances all work. Again, that’s something normally done in the inspection but not to a great degree. Normally it’s checking for damage rather than ensuring everything works properly. Putting the machine on a quick wash, the oven on for 10 minutes and giving the dishwasher a spin is the ideal way to make sure everything is in good working order. They can be working while you’re checking everything else out.
Checking all the doors, locks and other security feature work, and have the correct keys and codes is another time and money saving check to perform before re-letting the property. Security is a big consideration for everybody, and having inadequate or incomplete security is a great way of putting off potential tenants. It shows a lack of commitment from you in protecting the property and your tenants. There aren’t many things in property that put people off more. Also consider changing alarm codes and keys before the new tenants arrive, especially if the previous ones were problematic. It doesn’t cost much to duplicate a set of keys before you leave a property.
Taking the time to adequately prepare a property for letting may be a time consuming business, but half a day invested in making sure everything is as it should be is a small price to pay for rental properties that don’t stay empty long.
